No.: 13810.000
Date: December 6, 2007 Routing:
The following review is based on these submittals:
1. Marshan Meadows Second Addition Certificate of Survey, Preliminary Plat, and Final Grading Plan,
submitted by E.G. Rud & Sons, Inc., dated November 7, 2007.
2. Sanitary Sewer and Watermain Plan for Grandview Subdivision prepared by Plowe Engineering, dated
November 6, 2007.
3. Drainage Calculations for Grandview w/ Marshan Meadows - Revised November 8, 2007, prepared by
Plowe Engineering.
General and Drainage Comments:
1. Driveway grades must be included on the Final Grading Plan.
2. Include the 10 foot wetland buffer on the plan.
3. As per the Grading notes, the silt fence exists in place as shown on the Plan and all mass grading has
been completed. It appears that the silt fence location encroaches on the 75 foot shoreland impact zone,
as measured from the OHWL. As per the City of Lino Lakes Shoreland Management Ordinance, at
least seventy (70) percent of the shore impact zone area of new developments shall be preserved in its
natural or existing state. Provide calculations showing that at least 70 percent of the shoreland impact
zone has not been disturbed. If the grading disturbance of the shore impact zone is greater than 30
percent, the additional disturbed area shall be restored with native vegetation.
4. The 75 foot shoreland impact zone and wetland buffer should be delineated with permanent markers
located at each property line.
5. The drainage and utility easement on the south lot line of Lot 2 Block 1 should be reduced from 10 feet
to 5 feet.
An Employee Owned Company Promoting Affirmative Action and Equal Opportunity
