The proposal includes creating four commercial lots on a portion of 28 acres <br />of property at the southeast quadrant of the I -35E interchange at Main Street. Development <br />on the remaining 19 acres has not been designed. However, because of stormwater and <br />transportation planning needs, the use of the entire site must be considered. The P & Z <br />discussed this project as the concept plan phase of the PUD process in August. A revised <br />layout for the project was submitted in October. <br />The zoning ordinance defines two types of PUD: rezoning and conditional use permit. A <br />commercial PUD can be approved as a conditional use permit. <br />The site is within the area analyzed by the I -35E Alternative Urban Areawide Review <br />(AUAR).
