The concept plan shall be the product of a <br />collaborative design process. On the basis of the concept plan, the city shall informally advise <br />the subdivider as- pfemptly- spossible of the extent to which the proposed subdivision generally <br />conforms to the Comprehensive Plan, to the design standards of this chapter, and to other <br />applicable requirements, and shall discuss possible modifications. <br />(Ord. 04 -03, passed 2 -24 -2003) <br />ATTACHMENT 2 <br />19 <br />Prior to submittal of a preliminary <br />Purpose. The purpose of the Concept Plan is to provide an opportunity for the applicant <br />to submit a plan to the City showing the basic intent and the general nature of the entire <br />development before incurring the substantial cost of preparing a preliminary plat application. <br />This Concept Plan provides an opportunity for the proposal to be publicly considered at an early <br />stage. <br />§ 1001.021 4 1001.024 reserved <br />§ 1001.025 COLLABORATIVE DESIGN PROCESS <br />!l Purpose. The purposes of the collaborative design process are: <br />(a) to incorporate into the design of the project the goals and public values in the <br />Comprehensive Plan and other elements deemed to serve public purposes; <br />(b) to gather information and obtain guidance as to the general suitability of the <br />proposal for the area in which it is proposed and its conformity to city policies; <br />(c) to determine as early as possible if a Planned Unit Development is the most <br />appropriate and effective means of achieving the goals of the Comprehensive Plan and <br />complying with the City's site performance standards; <br />(d) to recognize the economic needs of the project and incorporate them into the <br />project design; <br />draft revisions to Chapter 1001 subdivisions draft date 5/17/2010 Page 19 of 72 <br />
