• Grading Notes <br />The grading notes include good description of proper construction, sequencing <br />and protection of infiltration pond areas. Procedures outlined in the grading notes <br />include protection of pond areas and tree areas. <br />• Tree Preservation <br />All of the existing onsite trees will be removed for construction. Tree <br />preservation for adjacent trees is discussed in the grading plan. Adjacent trees or <br />trees left on the east side of the project must have fencing placed at the <br />dripline. <br />Lighting <br />Submitted photo - metrics conform to city code. Lighting fixtures are downward <br />focused, lower intensity, flush mounted, cut -off style lights and conform to our <br />ordinance. Canopy fixtures are recessed into the canopy. <br />• Landscape Plan <br />Attachment 1 is the new landscape requirements in our zoning code. The <br />landscape plan is adequate for: <br />1. Boulevard trees: Hackberry is a very good choice for canopy and <br />tolerance of city conditions including salt. <br />2. Buffer to residential: The developer is intending to construct a fence with <br />50% shrub screening on the east side. Fence must be on the business side <br />and the landscape plants on the residential property side. Shrub coverage <br />is complimented with a staggered row of Sugar Maple and Boulevard <br />Lindens on the North and East sides. Sugar Maples and Boulevard <br />Lindens are not a good choice for sand plane soils and unless irrigated will <br />not stand on their own. Oaks would be a better choice and the red or <br />northern pin oak will give brilliant fall color if that's what was desired <br />with Sugar Maples. Some of the disease resistant elms are working very <br />well in sandy soils in Lino Lakes. These include the Princeton, Heritage, <br />Accolade and New Horizon Elms. These woiilrl be good substitutes. Red <br />Maple would be a good choice for substitutions. Recommend <br />substituting better adapted species for this site. <br />3. Buffer on parking lots: Between a parking lot and public right of way, <br />landscape materials are required continuously at 30 inches of height. All <br />plantings must be triangular spacing. The developer has demonstrated this. <br />4. Open area landscape standards: The requirement is for 1 canopy tree per <br />2000 square feet. Since the project has 64,000 square feet there is a <br />requirement for an additional 32 trees and 96 shrubs. The plan indicates <br />over 32 trees and 96 shrubs. <br />5. Foundation landscape standards call for 1 large tree and 3 large shrubs on <br />the rear and side of each building; and 2 large trees and 6 large shrubs on <br />• <br />
