Owasso Blvd. W. <br />Little Canada, MN 55117 <br />PROPOSED DEVELOPMENT <br />The applicant has requested a Preliminary Plat review for a proposed Metro Transit Park <br />& Ride facility. The proposed development site is located in the NW Quadrant of I -35E <br />and County Road 14. The project includes 297 parking stalls. <br />The project site is a 20.94 Acre Parcel being platted for proposed lot areas of: <br />1. Lot 1, 5 Acre <br />2. Lot 2, 14.42 Acre <br />3. Street Dedication, 1.05 Acre <br />SITE CHARACTERISTICS <br />Soils <br />AECOM of Minneapolis performed soil borings for the site. According to AECOM, the <br />general soil profile of the site consists of topsoil extending to depths ranging from 1 to <br />2.5 feet below the ground surface. The topsoil was underlain by moderately granular <br />soils or semi- cohesive soils ranging in texture from sandy silt, silty sand, and clayey sand <br />soils to depths ranging from 5 to 7.5 feet below the ground surface. There was silty clay <br />below 7.5 feet. Ground water was observed in one boring at 12.8 feet below ground <br />surface. Since groundwater fluctuates, AECOM recommended a design groundwater <br />elevation of 5 feet below ground surface. <br />
