The proposed development site is located northeast of Foxborough, west of the Preserve development, and south and east of the sharp bend in Old Birch Street. It is in the S 1/2 of Section 28. The site is currently guided for low density sewered residential development in the city's comprehensive plan. The property is currently zoned R, Rural and R -1, Single Family Residential District. The project site is a 39.80 acre parcel. The parcel is proposed for platting 55 single family lots. Public sanitary sewer and water utilities are available to service the site. The total upland area for the site is 30.52 acres. The total wetland area is 9.28 acres The city's Parks, Open Space and Trail Plan identifies a proposed greenway corridor running through the site. The greenway is comprised primarily of the Wetland Management Corridor (WMC) established by the Rice Creek Watershed District (RCWD) Wetland Management Corridor (WMC). These areas consist of the high value wetlands that support high diversity plant and animal communities and are considered Environmentally Sensitive Areas (ESA's) in the comprehensive plan. The Saddle Club property represents the final piece of a multifunctional greenway corridor stretching from Deer Lane (west of Foxborough) to Birch Park (east of Preserve at Lino Lakes).
