The proposed development site <br />is located northeast of Foxborough, west of the Preserve development, and south and east <br />of the sharp bend in Old Birch Street. It is in the S 1/2 of Section 28. The site is <br />currently guided for low density sewered residential development in the city's <br />comprehensive plan. The property is currently zoned R, Rural and R -1, Single Family <br />Residential District. <br />The project site is a 39.80 acre parcel. The parcel is proposed for platting 55 single <br />family lots. Public sanitary sewer and water utilities are available to service the site. The <br />total upland area for the site is 30.52 acres. The total wetland area is 9.28 acres <br />The city's Parks, Open Space and Trail Plan identifies a proposed greenway corridor <br />running through the site. The greenway is comprised primarily of the Wetland <br />Management Corridor (WMC) established by the Rice Creek Watershed District <br />(RCWD) Wetland Management Corridor (WMC). These areas consist of the high value <br />wetlands that support high diversity plant and animal communities and are considered <br />Environmentally Sensitive Areas (ESA's) in the comprehensive plan. The Saddle Club <br />property represents the final piece of a multifunctional greenway corridor stretching from <br />Deer Lane (west of Foxborough) to Birch Park (east of Preserve at Lino Lakes). <br />
