The developer is proposing to use the Planned Unit Development Process <br />to allow for site design flexibility and to accommodate a range of housing types and <br />densities. The land is located between County Road 54 and 35E and just south of Cedar <br />Street. The site and surrounding areas are currently zoned rural. The property is guided <br />medium density residential (4 to 5.9 units per acre) in the City's Comprehensive Plan. <br />The proposed development contains 93.53 gross acres. <br />SITE CHARACTERISTICS <br />Topography <br />The topography is relatively level with ground surface elevations at the boring locations <br />generally ranging from about 920 to 925 feet Mean Sea Level (MSL). However the <br />ground surface elevation in the southeast quadrant of the site dips to an elevation of about <br />914 feet. <br />Ground water <br />• From the" NorthPointe Soils Report; "Groundwater was encountered in soil borings B -1, <br />B -2, B -7, and B -8 while drilling at depths ranging from about 4 to 16 feet below the <br />1 <br />
