The developer is proposing to use the Planned Unit Development Process <br />to allow for site design flexibility and to accommodate a range of housing types and <br />densities. The land is located between County Road 54 and 35E and just south of Cedar <br />Street. The site and surrounding areas are currently zoned rural. The property is guided <br />medium density residential (4 to 5.9 units per acre) in the City's Comprehensive Plan. <br />The proposed development contains 93.53 gross acres. <br />SITE CHARACTERISTICS <br />Topography <br />The topography is relatively level with ground surface elevations at the boring locations <br />generally ranging from about 920 to 925 feet Mean Sea Level (MSL).
