This 360 acre development site is to be developed <br />with commercial and residential uses. The concept plan for the development includes 500,000 — <br />600,000 square feet of commercial feet on 55 to 70 acres of the site. A variety of single family <br />and multi - family residential development will include approximately 1,200 to 1,250 dwelling <br />units. The net residential density is to be approximately 4.5 units per acre, when including all <br />land not within the commercial area. The specifics of the development will be part of a master <br />plan using a planned unit development approach. <br />Mr. Greg Hayes, Vice President of Shingobee Real Estate Services, will be present at the Park <br />Board Meeting to discuss the Village of Hardwood Creek concept plan. The concept plan <br />identifies significant trail corridors, walkway connections, neighborhood parks, and 80 -95 acres <br />of open space. <br />I have attached a site location map as well as two sheets related to the Village of Hardwood <br />Creek. <br />sw /parkbrd/meeting information/Review Village of Hardwood Creek Development.doc <br />• <br />
