The proposed development consists of 31 single family <br />residential units. <br />There are internal trails proposed consisting of both boardwalk segments and <br />bituminous segments. Trail Segment A begins at Killdeer Drive and extends directly <br />south to Pheasant Run S (between Lots 1 and 2 of Block 5). This trail segment consists <br />• of approximately 160' of boardwalk and 240' of bituminous trail. Trail Segment B <br />extends in an easterly direction from Trail Segment A to Pheasant Run S (near Block 2, <br />Lot 7). This trail segment consists of approximately 220' of boardwalk and 440' of <br />bituminous trail. Trail Segment B traverses through a conservation area that will <br />restore /enhance several ecological systems as part of the development process. <br />Park Dedication fees amount to 31 lots x $2,075 = $64,325. Estimated construction <br />costs of the trail (depending upon final design of the boardwalk) are estimated to be <br />$63,000. We will need to work closely with the developer to finalize construction costs <br />for the proposed trails to ensure that we will not have to pay additional dollars for the <br />trails within this development. <br />Mr. Brian Bourassa from McCombs Frank Roos Associates, Inc. will be attending the <br />Park Board Meeting to provide more detail for "The Preserve" and answer questions. <br />aw /parkbrd /meeting info /Review "The Preserve" Preliminary Plat.doc <br />• <br />
