Lino Lakes Public Services Department <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />(651) 982 -2440 Fax (651) 982 -2439 <br />June 7, 2013 <br />TO: Park Board Members <br />FROM: Rick DeGardner, Public Services Director <br />SUBJECT: Review Century Farm North Development <br />The following information was provided by Michael Grochala, Community Development <br />Director: <br />Gary Uhde, the developer of Century Farm North, is requesting amendment of the <br />Century Farm North Planned Unit Development (PUD). The amendment includes the <br />creation of 12 additional lots and vacation of approximately .757 acres of previously <br />dedicated parkland. The vacated parkland would be used to create 3 additional Tots <br />along Robinson Drive. The newly created lots would be subject to the City's Park <br />Dedication fee of $2,500 per lot. Additionally the City would need to be reimbursed for <br />the value of the land dedication made at the original time of approval. The value of the <br />land dedication at the time of original approval was established at $50,000 /acre. <br />Assuming acceptance of this request the following park dedication requirements would <br />need to be met: <br />.757 acres *$50,000 (value of land at time of dedication) = $37,850 <br />12 Tots @$2,500 payment in lieu = $30,000 <br />$67,850 <br />Please note that the .757 acres may include wetland. Only upland should be used to <br />calculate the reimbursement amount. <br />On a separate note unsuitable soils were used for fill material on approximately 3 -4 <br />acres of the dedicated parkland. Mr. Uhde is responsible for correcting this situation. <br />Ms. Katie Larson, City Planner will be in attendance at Wednesday's Park Board <br />meeting to answer any questions you may have. <br />• <br />6a, <br />
