• <br />• <br />• page 1007.9 <br />1. Lot Lines. Drainage and utility easements at least ten (10) feet wide shall <br />be provided on all lot lines (see diagram below). These easements may be <br />centered on common rear and side lot lines. At a minimum, these <br />easements shall be ten (10) feet wide along all lot lines on streets and <br />along all boundaries with land not being developed. The easements shall <br />he have continuity of alignment from block to block. At deflection <br />points, an easement for a pole line anchor shall be provided where <br />necessary. <br />• page 1009.4 Section 109 -2 TREE REPLACEMENT <br />1. Subdividers and/or home builders shall be required to replace significant <br />trees which were indicated on the tree preservation plan to be saved but <br />ultimately were destroyed or damaged. The subdivider and home builder <br />Each significant tree that was supposed <br />to be saved but was destroyed or damaged shall be replaced with two <br />(2) replacement trees. <br />• page 1010.3 Section 1010 -6 DEVELOPMENT AGREEMENT <br />Prior to installation commencing grading or the installation of any required <br />improvements , the developer shall enter into <br />a written development agreement in writing with the City requiring the developer to <br />furnish, and construct, and complete said grading and improvements in accordance with <br />plans and specifications and usual agreement conditions and /or pay appropriate costs for <br />improvements or other costs associated with the plat. Further, the agreement shall <br />provide for the development of any restrictions, covenants, easements, signage, park or <br />open space requirements, or other conditions of the approved preliminary plat and <br />provide for the proper execution, recording or other action required. Approval of the <br />development agreement shall be by City Council resolution. <br />
