• <br />• <br />CITY OF LINO LAKES <br />ORDINANCE NO. 12-03 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF <br />LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R, RURAL TO <br />URBAN RESIDENTIAL PLANNED UNIT DEVELOPMENT FOR THE <br />CENTURY FARM NORTH DEVELOPMENT <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />Section 1: Findings <br />The City Council makes the following findings regarding the application for rezoning the <br />property described below, based on the factors listed in Section 2, Subd.1E of the Lino <br />Lakes zoning ordinance: <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan, as the site is guided for low and medium density residential <br />uses. <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. The site is guided for low and medium density residential uses. Existing and <br />anticipated future land uses in the area are considered compatible with the proposed <br />uses. <br />3. Upon compliance with the conditions of approval set forth in Resolution 03 -60, the <br />proposed use will conforms with all performance standards contained in the zoning <br />ordinance and other requirements. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity. Utilities are currently available to the site, <br />and compliance with Resolution 03 -60 will ensure proper utility service. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property in conjunction with the public improvements proposed. <br />Section 2 <br />The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by <br />the City Council on March 10, 2003 is hereby amended by rezoning from R, Rural and R- <br />1, Single Family Residential to Planned Unit Development, Urban Residential pursuant <br />to the provisions of the Zoning Ordinance of the City of Lino Lakes, the following <br />described real estate: <br />
