Therefore, the City <br />should consider including such requirements in the development agreement. <br />Condition #8 requires City review of the homeowner association documents. Drafts <br />have been submitted and forwarded to the City Attorney. <br />Condition #10 refers to the unresolved park dedication question. A new plan illustrating <br />park dedication has been received. It indicates 4.7 acres of contiguous upland and <br />another 3.1 acres of upland that is not contiguous. This acreage is acceptable. However, <br />the subdivision ordinance requires that dedicated upland, at a value of $28,000 per acre, <br />be subtracted from a total cash amount calculated at $1665 per dwelling unit. Other <br />credits can be subtracted as well. Upland would be credited toward the park dedication as would two small <br />additional pieces to preserve the potential for future trail connections. Construction of <br />the sidewalk and trail would be credited. The listed cash balance would be dedicated as <br />well. <br />Staff has not discussed this proposal in any depth with the developer. The developer and <br />city staff will meet prior to the P & Z meeting to discuss this proposal to resolve the park <br />dedication. <br />Condition #15 requires additional right of way for Sunset Road. While the right of way <br />is shown on the plat, the dedication statement on the signature page does not include it. <br />This must be corrected. <br />Other Final Plat Requirements: The subdivision ordinance includes specific <br />requirements for all plats. One is that monument locations be shown on the final plat. <br />The submitted plat includes a statement that monuments will be located in the future. <br />
