City Council <br />July 28, 2003 <br />Discount Tire CUP <br />Lighting <br />A photometric plan was submitted and is consistent with ordinance requirements. <br />Three pole mounted lights with shoebox fixtures are proposed around the <br />perimeter of the site and are in conformance with ordinance requirements. Four <br />wall mounted lights are proposed along the east side of the building facing the <br />interior of the Market Place development. The wall mounted lights will need to <br />contain a cutoff which directs and cuts off the light at an angle of ninety (90) <br />degrees. <br />Signage <br />Signage is governed by the City's sign ordinance and permits are required for all <br />signs. All signs will be reviewed with the sign permit applications. <br />In accordance with the Lino Lakes Market Place PDO, single tenant buildings are <br />allowed one wall sign, which is limited in size to 100 sq.ft. or 20% of the building <br />face, whichever is less. <br />The Market Place PDO also provides for one monument sign on the site in <br />411 accordance with the approved design standards. <br />• <br />Trash <br />Used tire storage will be kept within the principal building. Refuse and recyclable <br />material storage is proposed on the southeast corner of the property. The <br />material will be contained within a trash enclosure matching the material of the <br />principal building. <br />Utilities <br />A utility plan has been submitted for review by the City Engineer. Water and <br />Sanitary sewer service were provided to service the site as part of the Market <br />Place development. As a condition of plan approval, the utility related <br />modifications and comments, as set forth in the City Engineer's memo, should to <br />be incorporated into the final plans. <br />Stormwater Management <br />A grading and drainage plan has been submitted for review by the City Engineer. <br />As a condition of plan approval, the grading and drainage related modifications <br />and comments as set forth in the City Engineer's memo should to be <br />incorporated into the plans. The plan is not subject to review and approval from <br />the Rice Creek Watershed District. <br />
