• <br />• <br />CITY OF LINO LAKES <br />RESOLUTION NO. 03-136 <br />APPROVING AMENDMENT OF THE COMPREHENSIVE PLAN TO CHANGE <br />THE LAND USE CLASSIFICATION FROM MEDIUM DENSITY <br />RESIDENTIAL TO HIGH DENSITY RESIDENTIAL FOR LAND AT THE <br />NORTHEAST CORNER OF LAKE DRIVE AND AQUA LANE <br />WHEREAS, the City has received an application to amend the comprehensive plan by <br />changing the land use classification for property at the northeast corner of Lake Drive and <br />Aqua Lane; and <br />WHEREAS, the subject site consists of approximately four acres between Lake Drive, <br />Aqua Lane, and Common Interest Community No. 27; and <br />WHEREAS, the comprehensive plan future land use map classifies the four -acre site in <br />question as Medium Density; and <br />WHEREAS, the comprehensive plan future land use map classifies the existing adjacent <br />development Medium Density even though the 134 condominium/townhome units in <br />C.I.C. No. 27 were built at 6.4 units per acre: a density that falls in the High Density <br />category; and <br />WHEREAS, the Medium Density classification does not allow the four -acre site to be <br />developed at a density consistent with the adjacent neighborhood; and <br />WHEREAS, the site is zoned R -4, which is intended to be in the High Density land use <br />category; and <br />WHEREAS, the City has not received any application for a site and building plan, <br />preliminary plat, or any other development project; and <br />WHEREAS, approval of the comprehensive plan amendment does not imply any <br />approval of any development project; and <br />WHEREAS, a comprehensive plan amendment requires approval of the of Metropolitan <br />Council; and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on August <br />13, 2003; <br />S NOW, THEREFORE, BE IT RESOLVED that the Lino Lakes City Council hereby <br />approves an amendment of the future land use map in the comprehensive plan to change <br />
