City Council Meeting JADT — Lot 1 & Lot 2 September 8, 2003 c. The proposed development conforms to the performance standards contained within the Zoning Ordinance and other applicable City Codes. d. Traffic generated by the proposed development is within the capabilities of streets serving the property. e. This application will not involve uses, activities, processes, materials, equipment and conditions of operation that will be detrimental to any persons, property, or the general welfare because of excessive production of traffic, noise, smoke, fumes, glare, or odors. f This application will not result in the destruction, loss, or damage of a natural, scenic or historic feature of major importance. g. This application will conform to specific standards of the Zoning Ordinance applicable to the particular use NOW, THEREFORE, BE IT RESOLVED that the City Council of Lino Lakes hereby approves the conditional use permit to allow an automobile repair facility subject to the following conditions: 1. Lot 2 and Lot 3 shall be combined into a single parcel. 2. A revised Landscaping Plan shall be submitted that provides additional landscaping around the trash enclosures to create better screening. The parking lot island along the western side of Lot 2 shall be modified to preserve the existing trees if possible. 3. Lighting fixture details that conform to requirements shall be submitted for the proposed wall pack lighting. 4. A master sign plan shall be submitted for review and approval. 5. All grading and drainage modifications be satisfied, as outlined in the City Engineer's memo dated August 8, 2003. 6. The existing drainage and utility easement between Lot 2 and 3, as dedicated on the approved plat, shall be vacated in accordance with State and Lino Lakes requirements. 7. A revised Rice Creek Watershed District Permit shall be obtained prior to issuance of a building permit. 8. A revised Minnesota Department of Transportation (Mn /DOT) drainage permit shall be obtained prior to issuance of a building permit.
