Revised comments are provided based on the following: <br />1. Revised Grading and Erosion Control, and Stormwater Management Plans dated June 24, 2003, and <br />subsequently revised July 31, 2003. <br />2. Revised HydroCad Drainage Calculations for 2 yr., 10 yr., and 100 yr., events (Existing and <br />Developed Conditions), dated June 19, 2003. Subsequent revised calculations dated July 30, 2003, <br />including 10 -day snowmelt calculations have also been received. <br />3. A Geotechnical Study prepared by STS Consultants, dated July 1, 2003. <br />4. A copy of a FAX Transmittal from RCWD (Emmons & Olivier Resources) to Frank Feela and Paul <br />Kroehnert dated July 11, 2003. <br />5. Letter from Metro Land Surveying to the City of Lino Lakes, dated August 4, 2003 addressing <br />previous review comments of the Rice Creek Watershed District (RCWD) and TKDA. <br />Comments are as follows: <br />Project Overview <br />The proposed plans provide for a preliminary plat and the construction of residential units on property <br />located at the intersection of Lois Lane and Country Lane. Essentially, the proposed project consists of the <br />following: <br />1. The dividing of a single 1.02 acre parcel into two lots at the southwest comer of the intersection of <br />Lois Lane and Country Lane. One existing home is proposed to remain. <br />2. The dividing of three existing parcels into 12 lots on 3.35 acres of property located between Lois <br />Lane and Arlo Lane. Three existing homes are proposed to remain. <br />General Comments <br />• 1. A complete set of revised plans (final construction plans) must be received. <br />2.
