• <br />Planning & Zoning Board <br />November 8, 2000 <br />Page 5 <br />Mr. Johnson asked what the Commission was trying to solve at this point in time. He <br />noted he doesn't feel developers have clear cut land throughout the City. Chair Schaps <br />agreed but stated he feels the City should be proactive in an effort to preserve trees. <br />Mr. Corson suggested that Staff evaluate trees by location on lots and create a system for <br />tree preservation. He noted this would create an incentive for preservation if possible. <br />Mr. Schmitt cautioned the Commission as to the preservation and requirements of trees <br />because the more trees required per lot the higher the price of the lot becomes. <br />Chair Schaps recommended Staff research additional city ordinances and continue the <br />public hearing to the February 2001 meeting. <br />Ms. Lane suggested a landscaping plan be sought after as well. Chair Schaps asked that <br />this be discussed with the developers at a work session meets information has <br />been received in January of 2001. <br />Ms. Lane made a MOTION to continue the public h 7 p.m., and was <br />supported by Mr. Johnson. The project is being reviewed <br />through the City's con on development process. The first steps in that review <br />involve informal ith the advisory boards before preparing a formal plat <br />submittal. The <br />application will include a planned development overlay, preliminary plat, amendment to <br />the Comprehensive Plan to allocate MUSA bank acres to the southern portion of the site, <br />and rezoning of that portion. Staff presented its analysis and requested direction to guide <br />further discussion of the project design with the developer. <br />Chair Schaps asked for the trade offs for this PUD. Staff asked that the developer address <br />this issue with the Commission. <br />Mr. Corson suggested the City of Shoreview be contacted regarding the dangers of icicles <br />from large towers reaching neighboring properties. Staff indicated he would investigate <br />this item. <br />
