PUBLIC HEARING, Rockey Goertz/Spirit Hills, Inc., Rezone to Planned <br />Development Overlay and Preliminary Plat. <br />Staff presented the application by explaining has submitted an application for Comprehensive <br />Plan amendment, rezoning, and a preliminary plat for a development to be know as Spirit Hills. <br />The site is located on the northeast corner of State Highway 49 and Birch Street, between Rice <br />Lake and Shenandoah Addition. The draft Land Use Plan designates the site for low density and low density /medium <br />density residential "that promotes the intermixing; of low to medium density residential and <br />commercial land uses in an integrated and cohesive design. The City would pursue quality <br />architecture, pedestrian interaction between land uses, and a neighborhood focal point."
