• <br />• <br />• <br />Planning & Zoning Board <br />May 9, 2001 <br />Page 3 <br />Mr. Corson asked if he is aware that a business cannot be operated from this building. <br />Mr. Cartier stated he does understand that and plans to keep a dirt floor; however, he <br />would like to sell vegetables. <br />Mr. Corson explained that a contracting or other type of business operation cannot be run <br />from this accessory building. Mr. Cartier stated he does not intend to do so. <br />Mr. Lyden explained the intent of the ordinance is to protect the neighbors and asked how <br />close this building will be to the neighbor's property. Mr. Cartier explained that the <br />buildings are approximately ten acres apart in distance and his neighbors have not voiced <br />any objections. <br />Mr. Corson made a MOTION to recommend approval of the variance request of John <br />Cartier at 2088 80th Street to construct an accessory building closer to the front lot line <br />than the principal building conditioned on the following: <br />1. A building permit must be obtained before construction of the accessory building <br />begins. <br />The motion was supported by Mr. Lyden. Motion carried 5 -0. <br />B. Glenn Valentine, 64th Street and 20th Avenue, Variance <br />Staff recommended this item be tabled to the June 13, 2001 Board meeting since there <br />was not adequate time to prepare a report. <br />Ms. Lane made a MOTION to continue consideration of the variance request of Glenn <br />Valentine at 64th Street and 20th Avenue, to the June 13, 2001 meeting, and was <br />supported by Mr. Corson. Motion carried 5 -0. <br />C. PUBLIC HEARING, Stat Transport Systems, 416 Lilac Street, Conditional <br />Use Permit <br />Chair Schaps declared the public hearing opened at 6:45 p.m. <br />Staff presented the application by explaining the applicant, Craig Hubbard and Steve <br />Lawrence of Stat Transportation, have submitted an application for a conditional use <br />permit to allow the operation of a truck freight transfer service station on the property <br />located at 416 Lilac Drive. The subject property is zoned GI, General Industrial District. <br />Truck freight transfer service stations are a conditionally permitted use in the GI District. <br />Staff advised that the subject property has two existing conditional use permits, granted in <br />September of 2000. The first allowed expansion of an existing pole barn, while the <br />second allowed outdoor storage. Together, these permits allowed Central Suburban, Inc. <br />to operate a land development and construction company on this site. This use involved <br />the storage of trucks, equipment, and construction materials. <br />
