Mr. Hubbard stated they will <br />do minor truck maintenance but would pull the truck into the garage bay. He explained <br />that any major maintenance would probably be done off -site. <br />Motion carried 5 -0. <br />D. PUBLIC HEARING, Highland Meadows West 3rd Addition, Preliminary <br />Plat (Continue Public Hearing) <br />Staff advised the applicant has withdrawn this application so it can be revised and <br />recommended it be tabled to the June 13, 2001 Board meeting. <br />Mr. Corson made a MOTION to continue consideration of the Highland Meadows West <br />3rd Addition preliminary plat to the June 13, 2001 meeting, and was supported by Mr. <br />Lyden. Motion carried 5 -0. <br />E. PUBLIC HEARING, Community National Bank, Rezone <br />Chair Schaps declared the public hearing opened at 7:00 p.m. <br />Staff presented the application by Community National Bank for a rezoning of the <br />property located at 7651 Lake Drive from NB, Neighborhood Business District to GB, <br />General Business District. The subject property is located directly north of the existing <br />bank and the rezoning will allow the bank to expand its existing parking lot. The <br />applicant will also need to receive site plan approval prior to construction of the parking <br />lot. <br />Staff presented its analysis of the request, noting that according to Section 2, Subdivision <br />1, of the City Code, the Planning Commission and City Council shall weigh five factors <br />when considering a rezoning request. These factors and staff's findings for each were <br />presented as follows: <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the City's official <br />Comprehensive Plan. <br />Finding: Rezoning this site from NB, Neighborhood Business District to GB, General <br />Business District is consistent with policies and provisions of the City's Comprehensive <br />Plan. However, these policies and provisions should also be examined during the site <br />plan review process. Examples of these policies include: <br />a. The Proposed Land Use Map guides this area for commercial use. <br />b. Develop service and commercial centers as cohesive, highly interrelated <br />units with adequate off - street parking. <br />c. Blend commercial redevelopment which is of a similar size and scale with <br />existing businesses and which is supportable by available markets. <br />
