Mr. Krank <br />stated that a Civil Engineering Firm will be hired to resolve the ponding issues. <br />Chair Schaps asked if any consideration has been given to pedestrian rest areas. Mr. <br />Wessel indicated a focus will be put on pedestrian movement. <br />Chair Schaps asked how large the proposed retailer will be in Phase II. Mr. Krank <br />indicated the retailer in Phase II will be 100,00 square feet. <br />Chair Schaps asked if the representative from McDonalds would like to address the <br />Board. <br />Mr. Engstrom came forward and stated that he was available for any questions from the <br />Board. He stated that he will be back to present to the Board the final plans in August, <br />1998. <br />Chair Schaps asked if he was anticipating local ownership of the McDonalds and if there <br />will be a playland. Mr. Engstrom stated that he was unsure if the McDonalds would be a <br />franchise or a local ownership. He indicated there will not be a playland. The total <br />square footage of this unit will be 6,000. <br />111 Mr. Corson asked if specific market driven units will see pad sites connected. Mr. <br />Wessel indicated they will try to cluster the pad sites. <br />Mr. Trehus expressed concern regarding drainage going across I35 -W. He believes they <br />need to be very cautious so a large amount of water will not go into area lakes. Mr. <br />Brixius stated that this will be reviewed in the future. <br />Mr. Wessel stated that the Rice Creek Watershed District will be involved in the project. <br />Chair Schaps declared the public hearing open at 8:55 p.m. <br />Mr. Wessel stated that he had received a letter from Ann Iota, who is not present. She <br />expressed concern regarding the projects impact on Carol Drive and its residents. She <br />asked about the possibility of a cul -de -sac on the south end of Carol Drive eliminating <br />direct access from 77th Street. Mr. Wessel stated that he forwarded the suggestion to the <br />City Engineer. Mr. Wessel indicated that Ms. Wyland had also received a call from a <br />resident on Carol Drive with similar concerns. <br />Roy Stanley, 700 and 702 77th Street, expressed concern regarding the widening of 77th <br />Street for traffic accommodation, utilities and assessments regarding the project, and <br />lighting at the end of 77th Street. <br />
