Planning & Zoning Board <br />December 9, 1998 <br />Page 4 <br />Mr. Johnson made a MOTION to approve Chomonix Golf Course Site Plan Review, <br />based on the following conditions: <br />1. Proper building permits are obtained prior to construction and construction meet all <br />requirements of the Uniform Building Code. <br />2. Drainage and utility plans are subject to the review and approval of the City Engineer. <br />3. Existing plantings are replaced and/or a landscaping plan is provided subject to the <br />review and approval of the City Forester. <br />4. A lighting plan be provided indicating all exterior lighting and subject to City review <br />and approval. <br />5. The existing drainfield and septic system be adequately sized to handle the intended <br />expansion subject to the review of the building official. <br />The MOTION was supported by Mr. Robinson. Motion carried 6 -0 with Mr. Trehus <br />abstaining. <br />B. Construction Laborers Training Facility, 2350 Main Street, Site Plan Review <br />for Addition to Facility <br />Ms. Wyland stated that Construction Laborers Education Apprenticeship & Training <br />Fund of Minnesota and North Dakota would like to add an 18,000 +/- square foot <br />addition to their existing building at 2350 Main Street. The addition would include a <br />training bay, three classrooms, welding storage, bathrooms, a lunch room area, and <br />district offices. <br />The property is Zoned LI, Light Industrial, and indicated as commercial/industrial on the <br />land use map (both current and proposed). The parcel of property is approximately 20 <br />acres in size and will be served by City utilities in the spring of 1999. <br />The proposed addition is planned for the south/east side of the existing facility, therefore, <br />additional landscaping is not being required at this time. RCWD permits are in process <br />with the watershed district and detailed drainage and utility plans have not been <br />submitted. Staff would require this detail prior to issuance of any building permits. <br />Staff recommended approval of the site plan review. <br />Ms. Wyland noted the memo from the City Engineer stating that utilities will be provided <br />in the spring of 1999. She also noted there is an error on one of the maps. The facility is <br />in Lino Lakes. <br />• <br />• <br />• <br />
