Planning & Zoning Board <br />April 9, 1997 <br />Page 14 <br />Chair Schaps asked if a park will be built in the area. <br />Mr. Johnson stated that the City owns a big park to the west that will service this <br />development. At this time the City has requested cash for a park dedication <br />rather than land. <br />Mr. Herr made a MOTION to approve the proposed preliminary plat for Behm's <br />Century Farm 2nd Addition to include the additional 7 lots with the following <br />conditions: <br />1. Submission and subsequent approval of the MUSA expansion, <br />which includes the subject property, from the Metropolitan Council. <br />2. Roadway construction plans must be submitted. Said plans are <br />subject to review and approval of the City Engineer. <br />3. The proposed cul -de -sac is named in accordance with the City's <br />street naming plan. <br />4. Drainage and utility easements are provided along all lot lines and <br />placed over designated wetland areas. This item should be subject to <br />review and approval by the City Engineer. <br />5. The submitted utility plan shall be subject to review and approval of <br />the City Engineer. <br />6. A grading and drainage plan shall be submitted. Said plan shall be <br />subject to review and approval by the City Engineer. <br />7. A wetland mitigation plan is submitted subject to approval by the <br />Rice Creek Watershed District and the City Engineer. <br />8. All park dedication requirements as determined by the City Park <br />Board are satisfactorily met. <br />9. Comments of other City Staff. <br />The motion carried, 6 -0. <br />D. Pheasant Hills 8th Addition, MUSA Expansion, PUBLIC HEARING <br />Chair Schaps declared the public hearing open at 8:51 p.m. <br />Ms. Wyland stated that the Pheasant Hills development was approved by the <br />City in August, 1990, with MUSA availability to the entire development except the <br />northwest portion of the site planned to be the last phase of development.
