• <br />• <br />w <br />PLANNING & ZONING BOARD <br />MARCH 13, 1996 <br />Mr. Kirmis recommended approval of the Rezoning from Light Industrial, <br />LI and Single Family Residential, R1 to PSP, Public Semi - Public subject <br />to the following conditions: <br />A. Amend Land Use Plan to reflect the proposed use. <br />B. Subject to Final Plat Approval <br />Mr. Kirmis recommended approval of the Subdivision creating two <br />parcels, one parcel for the school site and one parcel for the light <br />industrial site with the condition that a preliminary and final plat be <br />submitted to the City Council for approval which includes all the <br />necessary drainage and utility easements as recommended by the City <br />Engineer. <br />Mr. Kirmis briefly reviewed the issues and discussions involved with the <br />site plan review. <br />Mr. Kirmis recommended Site Plan approval subject to the following <br />conditions: <br />1. On site traffic control signage must identify entry, exits, one - <br />ways, no parking along fire hydrants, etc. <br />2. The site plan dated 3/7/96 be made part of the permit approval. <br />3. Signs for the proposed site are in compliance with the Sign <br />Ordinance. <br />4. The tree preservation plan and landscape /fencing plan dated <br />3/7/96 be made a part of this permit and reviewed and approved <br />by the City Forester. <br />5. Grading, drainage and utility plans shall be submitted to the City <br />Engineer for his review and approval. <br />6. A comprehensive lighting plan shall be reviewed and approved by <br />the City Engineer - there shall be no lighting, except the hockey <br />rink, of any athletic fields. <br />7. Proper building permits be obtained prior to construction. <br />7 <br />
