He further <br />indicated that it is not feasible for them to develop the remaining <br />lots with a wider street. Sewer and water is not available and <br />probably will not be for a very long time, if ever, and he does not <br />feel that curb and gutter necessary. Traffic in the area is minimal <br />and will remain that way and the larger lots allow plenty of off <br />street parking. Dedication of a 66' right of way would be <br />provided, it is merely the constructed width of the street that is <br />at question. <br />Concerns of the Planning & Zoning Board included parking, safety in <br />regard to the narrow streets and emergency vehicle access. Mr. <br />Mesich asked why the narrower streets were not grandfathered in and <br />was advised that this is a new development, thereby the current <br />requirements apply. Mr. Brixius also explained that if the Board <br />considers approving the request they should specify the uniqueness <br />of the site to prevent other developments from seeking the same <br />variance. He also suggested addressing drainage, restrictions on <br />development, a 60' right of way dedication, and agreements to be <br />assessed for sewer and water when available. <br />MOTION: Landers recommended Option 1 denying the request for a <br />variance to construct substandard streets. Nordine seconded the <br />motion. All voted aye. Motion carried. <br />F. 92 -30, 7080 Lake Drive, Leszinski, Conditional Use Permit/ <br />Site Plan Review <br />M. K. Wyland reviewed this request and explained that it is to <br />allow an Automobile Service Use in a General Business District. <br />The home on the site would be considered an existing non - conforming <br />use. <br />MOTION: Gelbman moved and was supported by Mesich to approve the <br />request with the following conditions: <br />1. Signs be located in conformance with existing sign <br />ordinance and proper permits obtained. <br />2. No exterior storage be allowed on the site, including <br />vehicles being serviced. <br />3. A refuse area be provided and properly screened from <br />the street right of way. <br />4. Proper building permits be obtained for any <br />construction /remodeling. <br />• All voted aye. Motion carried. <br />
