• <br />• <br />• <br />PLANNING AND ZONING BOARD AUGUST 17, 1988 <br />CONSIDERATION OF INITIATION OF ADDITIONAL REZONING TO R--1X <br />SINGLE FAMILY EXECUTIVE HOUSING OF PROPERTY NEAR SOUTH <br />RESHANAU LAKES ESTATES: <br />At the Planning and Zoning Board's July 13 meeting the <br />members took action to recommend to the City Council the 80 <br />acre Paul Montain property be rezoned to; the R -1X Executive <br />housing district. This parcel is located immediately west <br />of the high amenity -- high value South Reshanau Lake Estates <br />subdivision. <br />At the July meeting we were asked to review other property <br />adjacent and near to these parcels for possible R - -1X Single <br />Family Executive housing zoning. The City Planner <br />recommended rezoning to the R -1X district. <br />1. All of the land east of Ware Road and south of <br />Birch Street to the limit of the MUSA boundary <br />with the exceptions of Shenandoah, Shenandoah <br />2nd Addition, and Reshanau Lake Estates South. <br />This would total approximately 280 acres of land. <br />2. All of the land west of 7th Avenue south and north <br />of Birch Street extending 1320 feet (1/4 mile) <br />north of Birch and 1980 feet (3/8 mile) west of 7th <br />Avenue. Total area is about 60 acres. <br />Reasons for including the land in the suggested rezone area <br />include: <br />PAGE 11 <br />1 Higher value home development has occurred and is <br />continuing in the area with Regency Homes on the <br />east and with concept plan approval of Rick <br />Carlson's R -1X project on the west. Older projects <br />such as Rohavic Oaks and Colonial Woods include <br />higher value homes. <br />2 High amenity land with wetlands and rolling <br />topography are found throughout the area. For <br />example the quarter- quarter section of land <br />immediately southwest of Montain's property <br />contains a large wetland covering 15 to 20 acres. <br />The Soukup property is also rolling. <br />Before placing this land on the market, the <br />present owner considered developing it himself <br />focusing development around ponding areas. <br />
