i- 7
Lino Lakes Parks and Recreation Department
600 Town Center Parkway
Lino Lakes, MN 55014
(651) 982 -2440 Fax (651) 982 -2439
March 28, 2000
TO: Park Board Members
FROM: Rick DeGardner, Public Services Director
SUBJECT: Review Site Plan for Dairy Queen, 21St Avenue S
Archnet, Inc. has submitted plans for a Dairy Queen located near the intersection of 21st Avenue
S and Northern Light Boulevard. This parcel is .67 acres and located directly south of the
Amoco Station in the Clearwater Creek Business District.
The Comprehensive Park and Trail System Plan does not indicate a need for any trails near the
proposed location. Therefore, staff is recommending cash dedication to fulfill the park
dedication requirements. The current Park Dedication Ordinance for commercial or industrial
development is, "the developer shall pay to the city $200 for each 1,000 square feet of proposed
building for any commercial or industrial use."
Building gross area 1,655 sq. feet x $200/1000 sq. feet = $331.00
RD:sw
sw /parkbrd/Review Site Plan for Dairy Queen, 21s` Avenue.doc
