Lino Lakes Parks and Recreation Department <br />600 Town Center Parkway <br />Lino Lakes, MN 55014 <br />(651) 982 -2440 Fax (651) 982 -2439 <br />5, <br />March 2, 2000 <br />TO: Park Board Members <br />FROM: Rick DeGardner, Public Services Director <br />SUBJECT: Review Revised Bluebill Ponds Preliminary Plat <br />The Park Board discussed the Bluebill Ponds Preliminary Plat at the October 4, 1999 meeting. <br />The 35 -acre development is located on the south side of Main Street, between Wood Duck Trail <br />and Bluebill Lane. The preliminary plat identified 72 single - family lots and a park dedication of <br />2.26 acres. <br />A few months ago the Planning Department became aware of an existing right -of -way on the <br />north edge of Mardon Acres which abuts the Bluebill Ponds Development. The purpose for the <br />existing right -of -way was to allow public access to the northern side of lots of Mardon Acres so <br />they could subdivided. Neighborhood meetings have confirmed the residents desire to have a <br />street. This requires a 30' right -of -way dedication on the southern edge of Bluebill Ponds (Street <br />E). <br />This street location will eliminate any additional parkland adjacent to the existing Highland <br />Meadows Park. Therefore it appears that the park dedication for the Bluebill Ponds <br />Development will be 100 percent cash.
