The analy s . + e trated the MUSA <br />breakdown for new residential homes : > d commercial/industrial districts <br />for the time period of 1999 - 2011 +. e 1 e figure for existing homes for the <br />period 2010 - 2020 is not indi t ; a °res are used, the City must commit to a <br />density of 2.5 units per r, ° esi tial development or the City will run out of <br />MUSA. <br />Mr. Smyser felt t cres of MUSA for new residential in the period of 1999 to <br />2010 was too low.: e is also concerned about a strict cut off between 2010 and 2011. <br />He recommended that boundary be a gray area. <br />An outline of regulatory mechanisms will be provided at the next work session. <br />Council expressed concern about the same regulatory mechanism linking commercial and <br />industrial development together. <br />DISCUSS PEREGRINE PASS DEVELOPMENT, JEFF SMYSER <br />This matter was discussed at the last work session. Staff was directed to determine how <br />the houses and garages would fit on the pads of each lot. <br />Mr. Smyser reviewed a new plan that shows the house pads, driveways, and infiltration <br />• ponds. The current driveway ordinance calls for a 26 foot curb cut. However, driveway <br />
