'Vehicle Access <br />"Is the site accessible from arterial <br />or collector streets ?" <br />Vehicular access is very good. Birch Street provides access on <br />the north side of the site. Centerville Road provides access on <br />the west side. Since both of these roads parallel the full length <br />and width of the site, providing entrance drives and parking Tots to <br />service the facilities should not pose any major design constraints <br />Trail Access <br />"Is the site accessible from the <br />community trail system ?" <br />Although not extensive, site access via trails is available. The <br />transportation trail along Birch Street could be extended to this <br />site. Since this trail interlinks with the community -wide trail <br />system, trail access from most areas within the southern half of <br />the city would be feasible. However, given the site is a <br />considerable distance from the population center, some potential <br />trail users may find the distance from their home to the site too far <br />to walk or ride the bicycle. <br />Urban Services <br />"Can the site be serviced by public <br />utilities including water, storm <br />sewer, sanitary sewer, electrical, <br />and telephones ?" <br />Since the site lies outside the Metropolitan Urban Services Area <br />(MUSA), public utilities (i.e., water and sanitary sewer) are not <br />currently available. Although it could add considerably to the <br />overall development costs, it would be possible to extend services <br />to this site in the future. A revision to the MUSA line would be <br />required in this case. <br />'Surrounding Land Use <br />"What impacts will development <br />have on surrounding land uses ?" <br />Given that the area surrounding the site is zoned rural, its <br />development as an athletic complex would have limited impact on <br />existing land uses. Aside from a few existing residences, the <br />area surrounding the site is either lying fallow or used for <br />agriculture. <br />• <br />
