MINNESOTA LAND TRUST <br />Guidelines for Subdivision Conservation Easements <br />In addition to Criteria for Evaluating Land Protection Proposals, proposed <br />subdivisions are subject to additional standards. Creating viable open space and <br />protecting conservation resources often take different forms in a subdivision than <br />on individual parcels. <br />Section I Process: Steps involved in creating a conservation easement in a subdivision <br />Section II Evaluation parameters: Guidelines that direct MLT participation in subdivisions <br />Section III Fees & monuments: Explanation of costs to applicant. <br />Section I -- Process <br />Criteria for Evaluating Land Protection Proposals, Guidelines for Subdivision <br />Conservation Easements and Subdivision Conservation Easement Fee Schedule are <br />provided to applicant. <br />1.2. Applicant submits conceptual plan before application to city or county for approval. <br />I.3. MLT and applicant meet to discuss details of the project and to visit the site of proposed <br />development. <br />I.4. Payment of $1000 application fee to MLT (see Section III). <br />I.S. MLT reviews project with the local authority if ordinance or other regulation is at issue. <br />I.6. MLT provides recommendations regarding the open space requirements, the design and <br />resources available to assist in the creation of a subdivision that protects the conservation <br />values of the land. <br />I.7. Proposal reviewed by MLT Board of Directors, preliminary action taken. <br />I.B. If preliminary approval granted, conservation easement is drafted and reviewed by all <br />parties. <br />I.9. Conservation easement is revised, if required. <br />I.10. Final plan with conservation easement is submitted to MLT Board for final review prior to <br />city or county approval. <br />I.11. If approved, final payment of the Stewardship Fee (of $5000) is required. Then the <br />conservation easement is signed by the appropriate parties and recorded at County <br />Recorder's office. <br />
