Zoned R -lx, this variance <br />allowed staff to work with applicant on a conservation development PDO. <br />Please see photography. Land Holding/12th and Holly site does not <br />require a variance. Land Holding Intends to submit standard zoning <br />Preliminary Plat to Boards in the near future <br />• A Conservation Development Ordinance would allow for Conservation <br />Development planning in this (12th and Holly) type of site. I have <br />enclosed a modal ordinance. <br />Environmental ISSUES: The following identifies potential Environmental <br />impacts: <br />• Soil Compaction due to construction activities /effects on surface <br />water infiltration rates and Volumes. <br />• Surface Water Runoff: quantity and quality changes due to increase <br />• of impervious surfaces soil compaction, and volume increases. <br />• Tree Preservation: Site has existing pine plantation.
