conveyance. Estimated costs for the two studies mentioned above was about <br />$7,000 in 1994. <br />Trees: There are no significant considerations for high - priority tree <br />classifications. The site would need to be surveyed for individual significant <br />trees as part of a required Tree Preservation Plan. Trees must be located on the <br />grading plan and a strategy developed for preservation or removal. <br />Greenways and Trails: More of a trail issue than greenway. Originally, in the <br />1992 Trail /Greenway Plan, it was determined to have a greenway and trail <br />following along the NW corner of Marshan Lake to access the Regional Park <br />from the Town Center site. This leg of the Greenway was eliminated, and <br />alternative routes discussed. One route was along Lake Drive, bypassing the <br />residential area to the North of The Shores of Marshan Development. The other <br />consideration was the possibility of more of a Greenway situation by following <br />the Freeway through the Middle School and the LI to the North. The advantage <br />was that the creek (CD10) crossing would be less challenging in this area. <br />OPTIONS: <br />1. Approve Building site with recommendations listed below. <br />2. Recommend to not approving building site. <br />RECOMMENDATION: <br />• Study surface water issues as per current surface water management <br />recommendations. <br />• Study the options for developing more Surface Water Treatment Train <br />elements into the plan. <br />• Use native plants. <br />• Submit an O &M Plan for Surface Water issues, including plan for native <br />vegetation. <br />• Convey Environmental Boards concern for lighting forward to plan review <br />process. <br />• Recommend approval of the building site with further review and discussion <br />of above environmental issues. <br />
