• <br />3.05 MAINTENANCE <br />A. Contractor maintenance period for all seeded areas shall be for one month from Date of <br />Substantial Completion. <br />B. The Contractor shall supply all the necessary equipment, materials and labor for proper <br />maintenance each type of turf. <br />C. Maintenance for Turf Grass Areas (Type I): <br />1. Mow grass at regular intervals to maintain at a maximum height of 2% inches Do <br />not cut more than 1/3 of grass blade at any one mowing. <br />2. Neatly trim edges and hand clip where necessary. <br />3. Immediately remove clippings after mowing and trimming. <br />4. Water to prevent grass and soil from drying out. <br />5. Roll surface to remove minor depressions or irregularities. <br />6. Control growth of weeds. Apply herbicides in accordance with manufacturer's <br />instructions. Remedy damage resulting from improper use of herbicides. <br />7. Immediately reseed areas which show seed germination and growth that is <br />unacceptable to the Owner. Continue reseeding until satisfactory turf is <br />established. <br />8. Protect seeded areas with warning signs during maintenance period. <br />D. Maintenance for Natural Grass Areas (Types II, III, and IV): <br />1. The Contractor shall submit a maintenance plan before final acceptance. The <br />Owner may choose to enter into an agreement with the Contractor for <br />maintenance or may choose to maintain the site itself. <br />2. The maintenance plan must include specifications and schedule for mowing, <br />burning and herbicide application for three years and a perpetual program <br />thereafter. <br />3. Each time the prairie grass reaches a height 12 to 16 inches the Contractor shall <br />mow the area to a 4 to 5 inch height with a flail type mower. <br />4. Water to prevent grass and soil from drying out. <br />5. Roll surface to remove minor depressions or irregularities. <br />6. Immediately reseed areas which show seed germination and growth that is <br />unacceptable to the Owner. Continue reseeding until satisfactory turf is <br />established. <br />7. Protect seeded areas with warning signs during maintenance period. <br />8. Immediately reseed areas which show seed germination and growth that is <br />unacceptable to the Owner. Continue reseeding until satisfactory turf is <br />established. <br />E. The Contractor shall notify the Owner /LA -E when all seeded areas are ready for <br />inspection and final acceptance by the Owner. The Contractor shall provide the Owner <br />with a 48 hour notification to accept maintenance responsibility once final acceptance is <br />approved. <br />3.06 ACCEPTANCE AND GUARANTEE <br />A. Provisional acceptance: the work shall be considered 90% complete after all seed has <br />been installed and the Contractor has completed all required clean up, removal, and <br />repair as described in 3.03 of this section. <br />Brauer and Associates, Ltd. <br />Project #02 -13 <br />
