• <br />• <br />Agenda Item 6C <br />Environmental Board Meeting Date: February 26, 2003 <br />Topic: Mueller Office Facility /Plan Review <br />Background: <br />The Mueller site is located on James Street and Lake Drive. See site Location <br />Map (attachment 1). Application information is submitted as (attachment 2). The <br />MLCCS and Pre - settlement Vegetation is submitted in (Attachment 3). <br />Vegetation on the site is classified as Non - native dominated long grasses with 4 <br />to 10 percent impervious cover. Natural Resource Protection Zones are shown <br />in (Attachment 4). Soils types and Permeability are depicted in (Attachment 5). <br />Estimated surface water flow direction, flood plane and private wells are shown in <br />(Attachment 6). Existing Trees are located on the Grading Plan (Attachment 2). <br />Analysis: <br />• There are no unique or remnant vegetation types on this site or around the <br />site. Pre - settlement vegetation in this area is classified as Oak openings and <br />Barrons. New Landscape materials should use Oaks for shade trees as <br />much as possible. <br />• There are no unique protection Zones associated with this site. <br />• Soils on this site are very permeable. Infiltration rates range from 6 to 20 <br />inches of water per hour. Because of the nature of Soderville soils, water <br />tables tend to be very shallow. Surface water seems to go to the NW for the <br />most part. There are many shallow (57' deep) in this area. Because of the <br />nature of these soils, care must be taken to ensure proper infiltration design <br />on the site. At least 3 feet, preferably 4 feet of separation between the <br />seasonally high water table and the bottom of infiltration ponds and swales <br />must be accomplished. Soil borings must demonstrate this separation. <br />• City specifications for seed mixtures in swale and pond area should be used. <br />• All sodded areas should be shown as irrigated. Four inches of topsoil should <br />be thoroughly incorporated into the subsoil. <br />• A sequencing plan should be submitted indicating soil and tree protection <br />measures. All infiltration swale, pond, (and sod areas if possible) should be <br />fenced of to traffic after construction. <br />• A complete tree inventory should be submitted. The submitted Landscaping <br />and Tree preservation Plan, shows existing 15 -inch trees (no indication of <br />Species), on the south near a proposed infiltration swale. <br />
