Vegetation <br />between the Lake and the road is comprised of Reed canary grass and cattails. <br />See Attachment 1. There is an existing ditch in the immediate area of the pipe - <br />outlet on the West side of Hodgson Road there appears to be some ditching, and <br />this has created somewhat of a gully down to the Lake. Landscaping, and or <br />placing a control /level device at the star -point in (attachment 1) would achieve <br />higher benefit to water quality. This would spread the water out throughout the <br />wetland. <br />Surface water volumes and discharge rates need to be verified to conform by <br />RCWD and our City Engineer. Best management practices should be followed to <br />ensure soil compaction is maintained at a pre- existing condition. These practices <br />should include the use of low- compaction grade equipment; loosing soil <br />compacted more than preexisting conditions, and fencing off infiltration and <br />native plant areas. <br />Native plant areas should use the City specifications for native plant mix. As it is <br />proposed now, only one species (Little blue stem) is proposed. The use of <br />irrigated sod areas should be used around the immediate frontages, and sides of <br />townhomes. All sodded areas in the commons area should be irrigated. All <br />transition areas between sod, shrubs, and native grasses and forbs should have <br />at least a 10 -foot transition of Blue gramma grass and lower flower mix. The <br />developer should detail in writing a plan to maintain native plant and commons <br />areas. <br />Tree species should conform to the City Planting specs. The City has required <br />one tree per frontage on the boulevards. The plan does not indicate one tree per <br />frontage. Species selection for Colorado Spruce, Scotch, Ponderosa, and <br />
