Please address the following issues prior to final plat
acceptance:
• As stated in previous correspondence regarding development projects in this location, a detailed
traffic analysis regarding the CSAH 23 / 35W intersections and ramps must be completed. We will
need either a Synchro5 or HCS Model traffic volume study in order to determine what our traffic
comments will be. The analysis must specifically include the CSAH 23 / 35W ramps and
interchange. This analysis must be completed before Mn/DOT will issue any permits. If you have
any questions regarding these traffic concerns please contact Wayne Lemaniak in our Traffic section
at (651) 634 -2147.
• No work will be allowed within Mn/DOT right of way, this includes any landscaping. If you have any
questions regarding this concern please contact Keith VanWagner in our Permits section at
(651) 582 - 1443.
• A Mn/DOT stormwater drainage permit will be required for this development. The permit
application must include hydraulic computations and drainage area maps showing existing and
proposed conditions along with addressing 10 and 100 year storms. One foot of freeboard over high
water elevation will also be required. Existing drainage patterns and rates of runoff affecting
Mn/DOT right of way must be perpetuated. The sites stormwater discharge rate must not increase. If
you have any questions regarding these drainage concerns please contact Marty Korthank in our
Water Resource Engineering section at (651) 634 -2077. You may contact Keith VanWagner in our
Permits section at (651) 582 -1443 to obtain the proper permit forms and guidelines.
An equal opportunity employer
