LEGACY AT WOOD EDGE <br />Pervious/Impervious Coverage: this development will be rezoned to a Planned Unit <br />Development, so the percent of pervious /impervious surface is not held to any set figure. <br />The Lino Lakes Zoning Ordinance does note the following guidelines for PUDs in <br />Section 2, subd. 10: <br />• Residential: a minimum of 50% of land subdivided for development shall be reserved <br />as common open space. <br />• Commercial or Industrial: the PUD design will result in greater landscaped pervious <br />area than the base zoning district standard. <br />(Note: the following are Zoning District impervious /pervious requirements: <br />Residential: 65% impervious, 35% pervious <br />Neighborhood & Limited Business: 65% impervious, 35% pervious <br />General Business: 75% impervious, 25% pervious <br />Light & General Industrial: 85% impervious, 15% pervious) <br />As noted in the narrative for the proposed project, "Legacy at Woods Edge includes the <br />open space elements proposed in the City /Calthorpe Plan, including a 1.5 -acre park in the <br />center of the site, a 1 -acre park south of the senior building, and the wooded wetlands on <br />the south, southeast, and east borders. Most of the area in the southeast quadrant remains <br />woods and wetlands." <br />Parking Requirements: it should be noted that plans for the site are still preliminary in <br />nature, and so square footage totals for building space and number of parking stalls are <br />subject to change. <br />Requirements per Ordinance: <br />Proposed for Site: <br />• <br />• <br />"Retail Store & Service <br />• <br />• <br />Retail: buildings 6 & 7 contain 50,703 <br />Establishment ": at least 1 off - street <br />sq.ft. of retail space (first floor), with <br />approx. 150 parking stalls immediately <br />surrounding the buildings, and further <br />common parking available. <br />Multi - Family: buildings 6 & 7 contain <br />parking space for each 200 sq.ft. of <br />floor area. <br />"Townhome" or "Multiple Family <br />Dwellings ": at least 2.25 spaces per <br />unit. In projects involving 8 or more <br />units, City may require additional <br />clustered guest parking spaces. <br />approx. 150,00 sq.ft. of residential <br />space, comprising 114 units (2x1- 4th <br />floors), with underground parking <br />provided (number of stalls not available <br />at this time). <br />
