Legacy at Woods Edge
EAW. It would beprudeut to plan the improvements in such a way as to avoid
of any interim improvements made --in other words, maximize the
potential of our investments.
• The EAW mentions afigure "oaf* as It relates to the regional
results of simulation and k forwardd iodisc discussing you and
Mn/DOT, hopetLlly prior to Preliminary Plat review.
• There is some concern about the impact oftbis project on traffic farther south on
CSAH 23. While it is understood that this 1s outside of the scope of the EAW,
development of this portion of the City will anchor, or set in stone, the potential for
alternatives. Before alternatives are eliminated, it would be helptnl to discuss the
cumulative impact of this, and other, developmatprojects in rester detail with the
City.
• We encourage early, possibly draft submittal of any Preliminary Plat and/or site plan
of the Legacy at Woods Edge to the County Staff for review. This is an importmn
development for the City and we world like to give it as much attention as needed.
Thanks, again, for the opportunity to be involved in this project early in the process. We look
forward to continuing discussions with the City on the items listed above.
December 24, 2003
Sincere ly
liked
Kate Garwood
Multimodal Transportation Manages
cc: Doug Fischer. Metro Coup
RESPONSE
3 An initial traffic simulation model was presented to staff from the Anoka County Highway Department and
Mn/DOT in early December 2003. Additional traffic scenarios were requested and are being developed,
reviewed, and discussed at this time.
4 The preliminary plat for the proposed development was submitted to Anoka County on December 16, 2003.
