It would beprudeut to plan the improvements in such a way as to avoid <br />of any interim improvements made --in other words, maximize the <br />potential of our investments. <br />• The EAW mentions afigure "oaf* as It relates to the regional <br />results of simulation and k forwardd io�disc discussing you and <br />Mn/DOT, hopetLlly prior to Preliminary Plat review. <br />• There is some concern about the impact oftbis project on traffic farther south on <br />CSAH 23. While it is understood that this 1s outside of the scope of the EAW, <br />development of this portion of the City will anchor, or set in stone, the potential for <br />alternatives. Before alternatives are eliminated, it would be helptnl to discuss the <br />cumulative impact of this, and other, developmatprojects in rester detail with the <br />City. <br />• We encourage early, possibly draft submittal of any Preliminary Plat and/or site plan <br />of the Legacy at Woods Edge to the County Staff for review. This is an importmn <br />development for the City and we world like to give it as much attention as needed. <br />Thanks, again, for the opportunity to be involved in this project early in the process. Metro Coup <br />RESPONSE <br />3 An initial traffic simulation model was presented to staff from the Anoka County Highway Department and <br />Mn/DOT in early December 2003. Additional traffic scenarios were requested and are being developed, <br />reviewed, and discussed at this time. <br />4 The preliminary plat for the proposed development was submitted to Anoka County on December 16, 2003. <br />
