• greenway area as Blandings turtle activity area, with a couple of breeding <br />patches to the east, South, and West. <br />Proposal Design <br />Based on a low- density residential zoning, it is doubtful that the developer can <br />achieve any buffering, the preservation of any natural resources, or guided open <br />space plans. The park dedication decision is of coarse a Park Board issue. <br />Given the existing natural resources on the site, a PUD /Conservation <br />Development scenario on this site is appropriate. Without PUD /Conservation <br />development approach, the City will have lost its opportunity to provide for unique <br />resource preservation, and social accessibility through a greenway system. With <br />a planned development, there is the possibility of achieving buffering along a <br />greenway system and acquisition of park area. <br />Options: <br />1. Approve with comments and recommendations <br />2. Recommend table with discussions of moving to a PUD /Conservation <br />Development in this area. <br />Recommendation: <br />Option 2. <br />• <br />
