Shadow Ponds 2nd Addition /Preliminary Plat, rezone, MUSA <br />allocation <br />Background: West Shadow Ponds 2nd: Addition is a 1 acre subdivision <br />request located on the NE corner of West Shadow Lake Road and 62nd °Street. <br />The present parcel is unsewered.:The applicant is requesting-to connect a sewer <br />line to proposed 2 new residential units. The present site is partially in the MUSA <br />and in a staged'growth area of 1998 to 2010. The applicant:;is requesting MUSA <br />for the West Side of the present lot: The parcel is zoned Low Density Sewered: <br />See Attachment 1 and 2. The following attachments are included with this <br />report: <br />1. ` West Shadow Ponds Preliminary Plat, Lot Split, Grading and Erosion Control <br />Plan <br />2. West Shadow Ponds Location, MUSA and Growth Staging. <br />3. West Shadow Ponds MLCCS <br />Analysis: <br />West Shadow Ponds MLCCS shows the area as Short Grasses and :Mixed Trees <br />with 26 -50 % impervious cover. See Attachment 3 Trees are described on the <br />survey as confined to the north part of the Lots, and as Aspen, `;fair condition, <br />between 10 to 40 'years old. It appears the developer intentions are to leave the <br />trees undisturbed. The developer should show his intentions with tree - protection. <br />fence locations. The tree protection fence should be installed and verified by <br />the City before ground disturbance: <br />The developer is proposing to fill 4822 square feet of wetland. This wetland fill is <br />-allowable'for any project for up;,:to:5000 square` feet-Soils are,for`the most <br />part classified as Isanti wet (High water table): <br />There are no unique or rarewildlife or vegetation considerations on this site <br />
