That <br />is, a conservation development would be subject to neither the MUSA allocation limit <br />(36 acres per year) nor the units restriction (147 per year). <br />• Option 2 allows a conservation development to final plat lots /units two years in <br />advance of its approved phasing plan. That is, it would still have a phasing plan but <br />the number of lots /units in the phasing plans could be moved ahead by two years. In <br />effect, the first three years of units could be final platted in year one. <br />OPTIONS <br />1. Amend the ordinance Option 1, which exempts conservation developments from <br />growth limits. <br />2. Amend the ordinance with Option 2, which allows conservation developments to <br />advance the phasing plan but does not exempt them from growth limits. <br />3. Do not amend the ordinance. <br />• RECOMMENDATION <br />Open public hearing, take comments, close hearing. <br />Make a recommendation on ordinance amendment. <br />• <br />
