• <br />• <br />Rare and Unique Resources <br />There are no recorded rare, threatened or endangered species on this site. <br />Parks, Natural Open Space/ Greenways and Trail System Plan: <br />The City's Plan identifies a potential greenway and trail extension across the <br />northern portion of the site. <br />Wetlands: <br />One wetland is located on the NW side of the property. The wetland delineation <br />was approved previously by Rice Creek Watershed District (RCWD). This <br />delineated wetland is highly impacted. The wetland is inundated with Buckthorn <br />and other noxious plants. It is recommended that that the developer be <br />responsible for all noxious plant removals on the property. This wetland should <br />be cleared /killed of all buckthorn and other noxious plants <br />No direct permanent wetland impacts are proposed. However, temporary <br />impacts are proposed in conjunction with the installation of a storm sewer outlet. <br />Care should be given to ensuring a minimum disturbance and that the existing <br />soils are indeed placed back on top of the pipe. Soils in the wetland will most <br />likely be exposed when noxious plants are removed. The City native seed mix <br />should be used to restore the wetland, as well as all disturbed infiltration pond, <br />swale and wetland areas. <br />No buffer is proposed around the wetland. The City's subdivision ordinance <br />requires a minimum 10 foot buffer be provided. A trail and parking lot are <br />proposed immediately adjacent to the existing wetland. These proposed <br />structures should be relocated to provide the minimum buffer. No direct drainage <br />to the wetland from impervious areas is allowed. Proposed drainage plans <br />indicate direct runoff from impervious surfaces to the wetland. Drainage patterns <br />should be corrected. <br />Soils <br />The soils on the site proposal are upland, non - wetland types of soils, except <br />where the wetland was delineated in the NW corner. The upland soils are highly <br />permeable and should be used to the greatest extent possible to infiltrate storm <br />water. On the other hand, precautions should be taken with these soils when <br />proposing fueling stations and that there is no potential to contaminate ground <br />water. <br />This site does propose a fueling station. A fueling site spill containment area <br />• should be designed into the plan if this fueling station goes forward. <br />
