0 Agenda Item 5A <br />Environmental Board Meeting Date: June 28, 2006 <br />Topic: Moon Marsh <br />Background: <br />Request <br />Moon Marsh is an application for Conditional Use Permit for Planned Unit <br />Development at 8300 East Rondeau Lake Rd Attachment 2. Mr. Brian Wessel <br />wants to subdivide his 25 acre property into 3 additional building sites of <br />approximately 2 acres in addition to the existing homestead. Attachment 1 <br />Preliminary Plat. Please see the landowners Context Map of the site. <br />Site Location <br />Parcel address 8300 Rondeau Lake Rd E, of Section 2. <br />Site Data <br />Gross Area: 25.28 ± acres <br />Upland Area: 11.10 <br />Wetland: 14.18 <br />Total Lots: 4 <br />Existing Zoning is Rural, Proposed Zoning is Rural Residential Planned Unit <br />Development <br />Analysis: <br />AUAR Area <br />Moon Marsh is located in the AUAR study area. Because Moon Marsh is located <br />in this study area, the recommendations and requirements of the AUAR should <br />be followed. As stated in the AUAR, "The conservation design framework (of the <br />AUAR area), is designed to conserve wildlife habitat and natural plant <br />communities." This development, although not called a "conservation <br />development ", should employ the guidelines of the AUAR. <br />Shoreland Area <br />The Shore Impact Zone within a Shoreland Area is defined as land located <br />between the ordinary high water level of a public water and a line parallel to it at <br />
