• Agenda Item 5A <br />• <br />Environmental Board Meeting Date: November 28, 2007 <br />Topic: Main Street Village /PUD/ Environmental Site Plan Review <br />Background: Formal application was made by Azure Properties to develop <br />28 acres of land on the SE corner of 35 E and CSAH 14 or Main Street <br />(Attachment 1). <br />Request <br />The proposed project consists of a 6 -lot commercial site to be known as Main <br />Street Village. Approximately 7.5 acres of the 28 acre site is proposed to be <br />developed. <br />Site Data <br />Total acres: 28.33 <br />Number of Lots: 6 <br />Existing Zoning: General Business <br />Proposed Zoning: General Business <br />Public Utilities: Sewer and Water <br />Proposed Businesses: Gas station /convenience store /car wash, retail strip. <br />Total Impervious Area: 4.94 Acres (57.4% of total). <br />Analysis: <br />Site Vegetation <br />The site vegetation consists mainly of non - native, short and tall grasses. <br />Surface Water <br />The site is tributary to Clearwater Creek via storm sewer along Otter Lake Road. <br />Preliminary review indicates adequate surface water management facilities as <br />guided by the City AUAR for this area. A "Surface Water Treatment Train" *b <br />approach is designed into the system. Surface water Treatment train means that <br />there is more of a natural approach to treating stormwater.
