Office - 3 spaces plus 1/200 sq. ft. = 23 spaces <br />Warehousing - 1/2,000 sq. ft. = 5 spaces <br />Manufacturing - 1/2,000 sq. ft. = 2 spaces <br />TOTAL = 30 spaces required <br />Staff would suggest the applicant add one parking space to meet the requirements of the <br />ordinance. Handicapped parking shall also be provided according to ADA requirements. <br />The exterior of the building is planned as precast concrete panels - random rib with a <br />colored sheet metal fascia and efis finish at the entrance. <br />A landscaping plan has been submitted and will be subject to the review and approval of <br />the City Forester. Native plantings have been suggested by the Environmental Board for <br />a portion of the site near the ponding area. The CPTED Officer has reviewed the plans <br />and has suggested that the applicant may want to install lighting on the freeway side of <br />the building to allow squads to view that area in passing. He also reviewed the <br />landscaping plans and requested that plantings not inhibit surveillance of the service and <br />garage door area on the north side of the building. <br />The City Engineer has reviewed the plans and provided comment on the attached memo. <br />Utilities are available to serve the site and a permit from the Rice Creek Watershed <br />District is pending. Final plans will be subject to the review and approval of the <br />Engineer. <br />The Planning and Zoning Board recommended approval of the Minor Subdivision and <br />Site Plan Review with the following conditions: <br />1. Proper building permits be obtained prior to construction. <br />2. A development agreement shall be signed which includes a shared driveway agreement. <br />3. Park Dedication shall be collected based on the size of the proposed structure and in accord <br />with the Subdivision Ordinance. <br />4. One additional parking space shall be provided to meet parking requirements. <br />Handicapped parking shall be in accord with the ADA Rules and Regulations. <br />5. Drainage and utility plans shall be subject to the review and approval of the City Engineer with <br />proper easements shown on the site survey document. <br />6. Trash handling shall be indicated on the plans and properly screened from adjoining properties <br />and public roadways. <br />7. The parking area shall be paved with a bituminous material and concrete curb and gutter <br />provided around its perimeter and the access drive. <br />8. Roof top heating and ventilating units shall blend with the exterior of the building. <br />9. Final building, lighting and landscaping plans shall be subject to the reviewed <br />and approval of City Staff including the building inspector, CPTED Officer and City Forester. <br />10. A signage plan shall be submitted to City Staff for their review and approval prior to issuance <br />of any sign permits. <br />11. Permits shall be obtained from the Rice Creek Watershed District prior to any site work. <br />
