AGENDA ITEM 5 E <br />STAFF ORIGINATOR: Mary Kay Wyland <br />DATE: June 28, 1999 <br />TOPIC: Surfside Addition, Aqua Lane, Amended Planned <br />Development Overlay <br />VOTE REQUIRED: 4/5 Vote <br />BACKGROUND: <br />Bruce Hanson of Surfside Seaplane Base received approval for a preliminary plat and <br />PDO Rezone to allow five R -1X single family lots with seaplane hangers and a joint <br />taxiway on August 25, 1997. Final Plat approval was granted on April 12, 1999. The <br />original approval included the provision that 2400 sq. ft. hangers would be allowed to <br />house individual seaplanes with access to the joint taxiway. Mr. Hanson has reviewed <br />this condition with some potential buyers who have requested additional hanger space. <br />He would, therefore, like to increase the hanger size to 3200 square feet. <br />The P & Z and Council will recall a similar request recently approved for the Behm's <br />Century Farms portion of the Lino Air Park. At the suggestion of the City Attorney, the <br />Behm's request was processed by the City Council as a resolution. We would propose <br />the same for this request along with an amendment to the Declaration of Covenants, <br />Conditions and Restrictions Article VI 6.15 D. which specifies hanger size. <br />The lots in question are Zoned R-1X and average 37,500 square feet in area with the <br />south 50' of each lot containing the taxiway easement. There is ample room on each lot <br />for a single family dwelling and a 3200 square foot hanger on the remaining 31,250 <br />square feet of lot area, less setbacks. The Planning & Zoning Board held a public hearing <br />on June 9, 1999 and recommend approval of this amended PDO with-the attached <br />resolution. <br />OPTIONS: <br />1. Approve Resolution No. 99-47 with the condition that the Declaration of Covenants, <br />Conditions and Restrictions is amended to reflect a hanger size of 3200 square feet. <br />2.
