AGENDA ITEM 4 F <br />STAFF ORIGINATOR: Mary Kay Wyland <br />MEETING DATE: July 26, 1999 <br />TOPIC: UDOR USA, 500 Apollo Drive, Site Plan Review <br />VOTE REQUIRED: Simple Majority <br />BACKGROUND: <br />Mr. Gordy Johnson, owner of UDOR USA is requesting a site plan review to allow a 33' <br />x 60' addition to his existing 6,000 square foot facility at 500 Apollo Drive. The original <br />building was approved by the City in the Spring of 1994. The property is located within <br />the Apollo Business Park and Zoned General Industrial. UDOR USA is a distributor of <br />agricultural and horticultural spray pumps manufactured in Italy. The proposed addition <br />will increase the warehousing space by 1,980 square feet. <br />The proposed construction will be rock faced brick to match the existing building in color <br />and design. Adequate parking is provided on site and will not be increased at this time. <br />At this time, the dumpster is located adjacent to the buildings with no screening provided. <br />We would recommend that a fenced in area be provided for the dumpster to screen it <br />from the public view and the applicant has agreed. The applicant has also agreed to <br />remove two accessory buildings located on the site and provide for all storage within tlx <br />building. <br />The Fire Chief has reviewed this construction plan and indicated that the entire building <br />will have to be sprinkled and may require a hydrant to be located on the property. <br />The Planning and Zoning Board reviewed this request and recommend approval of this <br />site plan review with tlx following conditions on a 6-0 vote with Chair Schaps being <br />absent: <br />1. The two small accessory buildings are removed prior to construction of the <br />proposed addition. <br />2. Proper building permits which include the sprinkling requirement are obtained <br />prior to construction and a 1% escrow deposit is received to insure completion of <br />all site improvements. <br />3. The trash handling area shall be screened from the street right -of -way and <br />adjoining properties. <br />
