Trash areas must be screened: an elevation for the fencing or walls around the trash <br />area must be submitted and approved by City planning and building staff before <br />building permits are issued. <br />15. All issues discussed in the City Engineer's comments of July 9 must be addressed to <br />his satisfaction. <br />16. The existing building and addition shall have the same exterior. As submitted, the <br />lower walls shall be facing brick. The upper walls shall be hardi -plank of ivory color. <br />The roof shall be green. <br />17. A revised site plan must be submitted for review and judged complete before any site <br />grading begins. <br />18. All approvals of the CUP and site plan are contingent upon acquisition of the site <br />from the City and rezoning. <br />• 19. The new addition shall not be pole barn construction, as determined by the City <br />building official. <br />20. These conditions must be met before a building permit is issued. <br />21. A fence shall be constructed along the full length of the rear property line. The fence <br />shall be 6 feet high, board -on- board, 1 'A" overlap. <br />22. The applicant shall investigate the feasibility of acoustical panels on the interior of <br />the building to reduce noise. <br />OPTIONS <br />1. Approve the first reading of Ordinance 20 -99 rezoning the entire four acres to <br />General Business based on the findings in the report. <br />2. Approve the conditional use permit based on the findings in the report and with the <br />conditions listed. <br />3. Approve the site plan with the conditions listed. <br />4. Deny rezoning, conditional use permit, site plan. <br />• <br />
